1 Mcnab Avenue

1 Mcnab Avenue was built as part of a revitalising development program for the Footscray Activity District and delivered in partnership with the Victorian Government.

Upon its completion in mid 2014, 1 McNab Avenue exceeded the standard of energy efficiency with an impressive 5 Star Green Star, 5 Star NABERS Water and 4.5 Star NABERS Energy rating.

The push for excellence didn’t stop at the building’s delivery. Seeking maximum efficiency, A.G. Coombs was engaged to carry out an assessment of the buildings systems and deliver recommendations to increase the buildings original energy ratings, as well as improve occupant satisfaction. After a rigorous process of data collection and assessment, A.G. Coombs reprogrammed the buildings automation system, utilising ongoing data capturing to tune the mechanical services for optimum efficiency.

As part of the fine tuning and optimisation, Celmec’s precisely engineered evaporative mist cooling was utilised for pre-cooling of the building’s HVAC system by way of direct misting of the condensing coils to aid the rejection of heat. This maximised the cooling potential, improved the Coefficient of Performance of the refrigeration system and consequently yielded significant energy savings. The overall result was substantial daily savings across all seasons, improved tenancy comfort levels, and improved the original 4.5 Star NABERS Energy rating to beyond 5 Stars, which is no mean feat.
